What does it cost to have my property managed by Hatch?

Hatch charges a competitive 8% of the weekly rent collected, to manage each property. There is an additional one-off letting fee at the beginning of each new tenancy but no additional charges for inspections etc.

How many properties is each property manager responsible for?

We want to manage your investment as we would our own. To do this well we’ve limited the number of properties our managers look after so you can rest assured your property is being given the care and attention it needs.


How often are properties inspected by a Hatch Property Manager?

We complete a pre-entry inspection before a new tenant moves in and another eight weeks later. From there, inspections are carried out every three months.

FAQs for Tenants

When can I move into my rental?

Once you have completed all of the necessary checks and documents you are able to move into your rental property. This includes paying your bond and rent in advance, and signing your tenancy agreement. Your move in date will be noted on this agreement and you will get the keys on the morning you move in.

You also need to check:

  • Have you changed your address?

  • Have you connected all services?

  • Have you collected the keys?

How often will rent reviews take place?

Rent reviews will occur every 12 months and rent adjusted in accordance with market conditions. You will be given a minimum of 60 days’ notice of the owners’ intention to increase the rent.


Can I break my fixed term rental contract?

If you wish to leave during a fixed-term lease, we require your notice in writing, and the following costs will apply:

  • Rent until a tenant approved by the owner takes possession, or the lease expires (whichever occurs first), plus an administration fee of 1 weeks’ rent and advertising fees.

  • If you vacate the premises before a new tenant is secured, you are also responsible for ensuring the grounds are watered and maintained, including clearing the letterbox for this period.
